GENERAL TERMS AND CONDITIONS RENTALS EGMOND
Rentals Egmond is a rental mediation organization acting on behalf of and commissioned by owners of rental accommodations such as apartments, houses, and holiday residences.

Article 1: Formation and content of the agreement
1.1 Offer and acceptance
1.1.a. The agreement is formed by the renter’s acceptance of the offer from Rentals Egmond. After the agreement is formed, the renter will receive confirmation by email.
1.1.b. When booking via the internet, the renter is informed—before confirming acceptance—that entering into an agreement involves applicable terms and conditions. By confirming the booking issued by Rentals Egmond, the renter is bound to this agreement.
1.2 Withdrawal of the offer
The offer made by Rentals Egmond is non-binding and may be withdrawn if necessary. Withdrawal due to the correction of errors in the calculation of the travel sum or other mistakes is permitted. Withdrawal must occur as soon as possible, but no later than one week after acceptance, with reasons provided. In such cases, the renter is entitled to an immediate refund of any payments made.
1.3 Obvious errors
Obvious errors and mistakes do not bind Rentals Egmond. These errors are those which— from the perspective of the average renter—are clearly recognizable at first glance.
1.4 Arrival and departure times
The arrival and departure times are listed in the confirmation. Any deviations will be discussed with the renter and confirmed by email or telephone. In case of special circumstances on the arrival day (e.g. unexpected malfunction), Rentals Egmond reserves the right to adjust the arrival time. The renter will be informed as soon as possible, preferably by phone.
1.5 Termination by Rentals Egmond due to unforeseen circumstances
1.5.a. Rentals Egmond has the right to terminate the agreement immediately if circumstances arise that make the accommodation unavailable. Such circumstances may include: sale of the accommodation, the accommodation becoming uninhabitable, or unforeseen termination of rental by the owner.
1.5.b. In cases described under 1.5.a, Rentals Egmond will make every effort to offer the renter alternative accommodation. Any price differences will be settled accordingly.
Article 2: Travel sum and payment
2.1 Travel sum
The travel sum stated in the confirmation consists of the gross rental amount including all mandatory costs, tourist tax (per person per night), and any upgrades.
2.2 Deposit
2.2.1 A deposit of 25% of the travel sum must be paid upon formation of the agreement. The deposit must be received by Rentals Egmond within 7 days after the date of confirmation. By paying the deposit, the renter agrees to the general terms and conditions.
2.3 Remaining amount
2.3.1 The remaining amount must be received by Rentals Egmond no later than 6 weeks (42 days) before the arrival date. The renter is in default if payment is not made on time.
2.4 Payment terms
If the renter fails to pay on time, Rentals Egmond will send a free payment reminder granting the renter three calendar days to complete the payment. If payment is still not received, the agreement is considered canceled as of the date of default. Rentals Egmond is then entitled to charge cancellation fees, as outlined in Article 4. Any payments already made will be settled against these fees.
2.5 Late bookings
If the agreement is made within 6 weeks (42 days) before the arrival date, the full travel sum must be paid immediately.
Article 3: Changes by the renter
Changes after the agreement is formed may be made in consultation with Rentals Egmond. Rentals Egmond reserves the right to refuse changes and/or charge additional or reduced costs. If changes result in a cancellation, the cancellation policy in Article 4 applies.
Article 4: Cancellation by the renter
Cancellation fees
If an agreement is canceled, Rentals Egmond charges the following fees:
- Cancellation up to (but not including) the 42nd calendar day before arrival: 25%
- Cancellation from the 42nd (including) to the 28th (excluding) calendar day before arrival: 60%
- Cancellation from the 28th calendar day (including) to the arrival day: 90%
- Cancellation on or after the arrival day: 100%
Article 5: Liability of the renter(s)
The renter is liable for all loss and/or damage incurred by Rentals Egmond during the rental period as a result of the stay, whether caused by the renter, co-renters, third parties present through their actions, or any animal or item under their control.
Article 6: Complaints and liability
6.1 Any defects discovered by the renter must be reported to Rentals Egmond immediately and within 24 hours after noticing them.
6.2 Rentals Egmond cannot be held liable for any (noise) disturbances from nearby accommodations, construction or renovation work, etc.
6.3 In cases of malfunctions or defects in central facilities of the building in which the accommodation is located, Rentals Egmond will notify the responsible building management as soon as possible. Rentals Egmond is not liable for any consequences.
6.4 If access to the accommodation is required to perform necessary work, Rentals Egmond is entitled to enter the accommodation at any time. Guests are obliged to grant access. If possible, guests will be informed in advance.
6.5 If the defect is not attributable to the renter and prevents the renter from enjoying the accommodation as reasonably expected, Rentals Egmond is obligated to repair the defect, except in cases described in 6.2 and 6.3. The renter must allow Rentals Egmond the opportunity to repair any defects.
6.6 If the renter considers the issue unresolved, Rentals Egmond will contact the accommodation owner and mediate between renter and owner with the aim of reaching a solution. Rentals Egmond may also arrange a financial settlement on behalf of the owner. This obligation is a best-efforts obligation.
6.7 If no amicable solution is reached, Rentals Egmond will provide the renter with the available contact details of the owner to allow the renter to pursue any claim directly.
Article 7: Termination of the agreement
7.1 Rentals Egmond may terminate the agreement immediately and require the renter to vacate the accommodation if the renter seriously neglects their duty of care, exceeds the maximum number of persons or animals allowed, causes damage, creates nuisance, or otherwise fails to fulfill obligations as a good renter. In such cases, no refund of the rental sum is given and the renter is liable for damages.
7.2 If Rentals Egmond cannot provide the accommodation due to circumstances beyond its control (see also 1.5), it may terminate the agreement. The renter will receive a refund of the rental sum but has no right to compensation. The owner will make efforts to offer an equivalent alternative.
7.3 The owner may be represented by Rentals Egmond in carrying out rights and obligations under Articles 7.1 and 7.2.
